    COLLECTION OF SERVICES   

Treasure Property Management is a unique property management company in that we provide a complete full service management to our homeowners with a personal touch, in addition to, taking advantage of all modern technology to offer the best return on your treasured investment.  We practice genuine hospitality when working with our homeowners and the tenants that occupy their home(s). The personal touches that we provide surpass any and all expectations of a normal property management.  By showing respect and thoughtfulness we create an environment of trust and meaningful relationship with both the homeowner and tenant.  The management fees are customized to fit your management needs.

 

1-TENANT PLACEMENT

· Advertisement Design

· Aggressive Marketing (on the internet, local newspaper, local flyers, MLS Comprehensive market analysis to achieve the maximum rent for your property

· Assist & coordinate in preparation of “treasured property” to attract desired tenants

· Open house & showing to all qualified prospective tenants

· Actively pursue all qualified parties by showing the property at their convenience.

· 10 Pt Tenant Screening (to name a few...background check: employment, rental, criminal, credit & eviction…. See addendum for details)

· Coordinate and administer the execution of all move-in documents with the tenant

          Move-In Docs include: Rental application, Agreement and Statement of Condition. 

· Review & Enforce House Rules/Policies to new tenants & introduce to neighbors.

 

 

2-TENANT MANAGEMENT

· Collection/Retention of Deposit and prompt collection of rental payment

          Late fees applied after the 3rd as well as a 3 day pay or quit notice.

· If rent payment cannot be paid, negotiations for tenant removal will take place.  If an arrangement cannot be reached, an Unlawful Detainer Action will be filed for eviction.

· Video/Pictures of the house pre-move-in and post-move-out for ins/dep refund purposes

· Create a detailed inventory list with replacement cost value

· Move-In walk thru to review and execute the detailed inventory list & condition statement

· Evaluation of property upon check out and itemize the refund of deposit to the tenant

· Negotiate lease renewals (includes rental increase, maintenance inspection)

 

3-PROPERTY MAINTENANCE

· Emergency, Preventative, Corrective, Custodial, and Cosmetic Maintenance Services

· Provide emergency maintenance service 24/7

· Monthly exterior inspections

· Semi-Annual interior inspections (with occupancy)

· Coordinate & supervise all corrective maintenance through qualified vendor

     (lic & bonded)

· Property support for landscaping & repair (Lawn, Pool, Tree Pruning, Sprinklers, etc)

· Organize monthly home cleaning

· Organize the operation of property reconditioning (painting, carpet cleaning, washing etc)

· Coordinate and resolve request or issues from a HOA or local authorities & Ins Claims.

 

4-ACCOUNTING

· Proven sophisticated accounting system designed to assist with the distribution of trust funds for of all recurring bills of the property on time and accurately including property taxes, mortgage payment, homeowner insurance, utilities, repairs, etc.

· Detailed Record Keeping (expenses, rental income, inventory, tenant info, etc)

· Punctual disbursement of all rental income as instructed by homeowner.

· Automated direct deposit option for rental payment to promote on time payments.
