Self Check-In Instructions for 116 46th Street Unit A (Downstairs Unit) in Newport Beach.

TO GET TO THE GARAGE 

From Balboa Blvd, you will take 46th Street to Seashore Drive (This is the end of 46th),  Turn left on onto Seashore Drive.  Take your first left turn down down the back alley off of Seashore Drive.  116 46th will the be the 4th (blue) house on the left.  

 

 

PARKING 

You have access to the 2 car tandem garage parking.  Your 2 spots are on the left side as you’re looking at the house from the alley.  (See pic).  It is best and easiest to back the vehicles in.

The other side (right) is for the tenants upstairs.  Do not park on the right side.  

PLEASE NOTE: Do not park in the alley outside the garage.  You and the Owner will be ticketed and your car will be towed since those staying in the house across the alley will not be able to get in or out of the garage. 

ENTRANCE INSTRUCTIONS

Keyless Entry Video Instructions

 

The door code is set to the last 4 digits of your cell number.   

 

To unlock: pull the door toward you hard to release any tension on the deadbolt, then enter your 4 digit code and turn the deadbolt to the left. PLEASE NOTE:  If you don’t pull the door toward you the thumbturn will slip/ strip and it won’t unlock the door. 

 

To Lock: enter your 4 digit code and turn the deadbolt to the right.   PLEASE NOTE: Make sure to pull on the door knob when turning the deadbolt to lock so that the deadbolt goes into the hole and locks the door. 

HELPFUL HOUSE TIPS - PLEASE READ

In addition to the above instructions, here a few of helpful tips. 

  • There is a 3 ring binder on the kitchen counter with the following information
  • Wifi Network and Password
  • The House Rules - please review so you are familiar with the house
  • Check out list instructions.  Just follow the list and lock up the house
  • The garage remote is on the kitchen counter next to the 3 ring binder.  
    • There is also a garage opener on the garage wall that says double. 
  • The thermostat is upstairs on the hallway wall.  Heater only, No AC
  • The laundry room is in the garage. It is a shared laundry so if you start your laundry make sure to finish in a timely manner for others to use it.   
  • Do not lock the side garage door-close only, since I do not have a key for this door and the upstairs tenants keep their garage door remote in their car. 
  • There is a hot water shower on the side of the house to rinse off the sand from your feet/body before entering the house. Please do not rinse off in the showers.  The sand will clog the drains.    
  • There are 2 twin cots with mattresses meant for young children. 1 is located in the downstairs closet and 1 in the upstairs bedroom closet
  • Beach towels and the extra linens for the twin cot are in the downstairs bedroom closet. 
  • The downstairs bedroom does not have a heating duct.  There is a portable heater available to use. DO NOT LEAVE UNATTENDED.   Set the timer when using it while sleeping. Don't let it run all night. 
  • The BBQ and firepit have propane hooked up but if you run out there is an extra tank outside by the garage door .  Please make sure to shut off the propane when you’re not using it.  There is a lighter in the utility drawer in the kitchen island to light the BBQ manually since the ignitor no longer works. 
  • The Firepit. Make sure it is covered at night to keep the lava rock dry.  If the lava rock gets  damp or wet and then you heated it, it will explode.   
  • All the beach toys, boogie boards, 2 umbrellas, the 4 beach chairs on the left and wagon are for your use.  Please don’t leave them out on the front patio by the fence when not in use.  They will walk away.  Also please keep the back gate closed to prevent someone from taking the beach items and from walking through the side yard. 
  • If you could put the umbrellas down when the winds kick up to avoid blowing away or getting damaged. 
  • The closet that is locked by the kitchen table is the owner closet.
  • For your peace of mind, I wash all linens and the quilts for the beds, rugs, throw blanket, towels, etc after every guest so they are all fresh and clean. 
  • Also it's known with the locals that if there is anything left in the alley, it's unwanted and meant to be taken. Therefore don't leave anything behind the garages like boogie boards, bikes, etc that you don't want taken.  

I inspect the house after every guest and nothing was found however if I missed anything, please text me upon arrival.  Don't wait until your departure.
